What to expect.

Can you manage a property with tenants already in place?

Yes. We start by reviewing the current property records and open issues with the owner, then agree on responsibilities and a transition for current occupants.

How are repair costs approved?

We set spending authority and an escalation process in the management agreement. Costs outside the agreed limits go to the owner for a decision.

What happens when a tenancy problem needs formal action?

We organize the facts and communication history for the owner and coordinate with the owner's attorney when legal action is needed.

How are management fees set?

Fees depend on the property and the work agreed with the owner. The written management agreement describes the services and compensation before work begins.
